General Terms and Conditions

Rental and Short-Term Lets (From end of High Season to Easter of following year)

A non-refundable deposit of one third of the total cost is payable on booking and the balance payable not less than FOUR weeks before the arrival date. We do not issue reminders for the balance payment. The contract is valid once the funds have been cleared.

Cancellations - The guest becomes liable to the proprietor for all monies due in respect of letting on receipt of confirmation from the proprietor that the booking has been accepted.

If you cancel the booking AT ANY TIME before or during the period reserved, we will make every effort to re-let the Barn. However, we reserve our rights to the balance of the tariff if re-letting cannot be arranged.

Damages and Breakages

The guest is fully responsible (to the value of a new replacement where appropriate) for any damage to the holiday home or any damage to or loss of any of its contents.

Guests are expected to leave the Barn clean and tidy and cleared of rubbish when vacating. You must report and pay for any damage or breakages or cleaning required during your stay.

Arrivals and Departures

Entry to The Barn will be from 3 pm on the arrival date. Please do not arrive early as we need time to prepare The Barn for your stay. Departure must be no later than 10 am on the final day of the letting period.

Number of Guests and Pricing

The accommodation is registered under a Statutory Permit for up to a maximum of FOUR guests.

Except with the prior written consent of the proprietor, no persons other than those named on the Guest Details may occupy the holiday home. The proprietors reserve the right to terminate the letting forthwith in the event of any breach of this condition.

Personal Belongings

All property of the guests is the responsibility of the guests and the proprietor accepts no responsibility whatsoever in the case of damage to or loss of such property. You are advised to take out your own insurance and the proprietor has Public Liability Insurance for their buildings and properties only.

No pets are permitted.

For the enjoyment of all our visitors we wish our guests to be non-smokers. We operate a No Smoking Policy inside the accommodation and anywhere from road entry

Purpose of Letting

The guest acknowledges this agreement is made on the basis that the holiday home is to be occupied by the guest for the purpose of a holiday (and the guest further acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory tenancy will arise on the termination of the letting period, which complies with local laws).

Reasonable Right of Access

We reserve the right of access to our property at all reasonable times.

Travel Delays

Extensions may be possible if adverse weather causes delays to air and boat arrivals/departures. All is dependent on availability.
